West Adams
Historic mansions, new restaurants, and the sharpest price recovery in South LA.

The neighborhood in 30 seconds
West Adams was one of the wealthiest districts in Los Angeles a century ago, and the architecture still shows it — Victorian, Craftsman, and Mission Revival homes, several of them landmarks. Restaurants and creative offices have followed the Expo Line in.
Values here moved earlier and further than most of South LA. If your family has held a West Adams home since the 1970s, the equity is real, and so is the property-tax question if you're thinking about passing it down.
What owners should know
- Several HPOZs cover parts of West Adams. Check whether your block is in one before planning work.
- Larger historic homes with high equity are prime targets for 'we buy houses' mail. Those offers are typically 60–70 cents on the dollar. Get the real number first.
What's changing
New restaurants, studios and adaptive reuse along Adams and Jefferson.
Expo/La Brea, Farmdale and Expo/Crenshaw stations.
What could your property do?
Large historic homes attract renovation buyers and 'we buy houses' mail alike. The open market pays more than the mailers.
Adams Boulevard's restaurant and studio wave is still early. Holding a large home here has paid off for a decade.
Bigger lots and larger footprints — but several HPOZs. Check whether your block is inside one before planning work.
Equity here is high and tax bases are low. Prop 19 planning matters more than in almost any other neighborhood on this map.
The homes
1890s–1920s Victorian, Craftsman and Revival homes, many large; duplexes and small apartment buildings on the boulevards.
